Falling for the opportunity
Colombia gives foreign investors a lot to love: strong fundamentals, attractive prices compared to North American and European markets, and a real estate scene that keeps drawing international attention. For Salil, the appeal was immediate and real. He didn't need convincing that Colombia was worth betting on. What he learned over time was that betting on a country is not the same as protecting a single deal.
The lessons that changed everything
Like a lot of foreign investors, Salil discovered that the hardest lessons aren't about whether Colombia is a good market — it is — but about the details underneath each transaction. Assumptions that felt safe turned out to be expensive. Advice that sounded confident wasn't always grounded in how Colombian law actually works. Things that should have been verified up front weren't, and the cost of finding out late is always higher than the cost of checking early.
None of it soured him on Colombia. If anything, it did the opposite. It made the path forward obvious: the difference between a good investment and a painful one usually isn't the property or the partner — it's whether someone did the unglamorous work of verifying everything before money changed hands.
Why legal advice has to come before the decision
The biggest shift in Salil's thinking was about timing. Legal review isn't something you call in to clean up a problem after the fact. Its real value comes before you commit — when title can still be checked, ownership confirmed, structures questioned, and red flags caught while you still have the freedom to walk away.
In Colombia, that work has a name: debida diligencia — due diligence. Done properly, it answers the questions that matter before they become losses. Is the title clean and free of liens? Is the seller or developer who they claim to be? Does the deal structure actually do what you've been told? For a foreign buyer especially, having a Colombian attorney ask those questions is the difference between investing with confidence and investing on faith.
